What we collect

• Host Audit answers. You can take the audit without giving us your name or email. We store your answers under a random ID so your result link keeps working.
• Contact details you give us. When you ask for your plan, your launch checklist or a video check, we collect your first name, email address, phone number if you add it, the link to your listing if you add it, and your choices about tips and text messages.
• Booking details. When you book a call, we receive what you enter in the booking form.
• Technical data. Our hosting provider records basic request data such as IP address and browser type to keep the site secure and running.

How we use it

• To send you what you asked for: your plan, your checklist or your video check.
• To reply to you and to follow up on your video check or call.
• To send tips and webinar invites, only if you said yes to that.
• To send text messages, only if you said yes to that.

We don’t sell your data and we don’t share it for advertising.

Who helps us

We use a few service providers who process data on our behalf:

• Vercel (website hosting)
• Supabase (database for audit results and requests)
• HighLevel (contact management, emails and the booking calendar)
• Zoom (video calls)
• YouTube (we upload video checks as unlisted videos, so only people with the link can see them)

Cookies and storage

This site does not set advertising or analytics cookies. The launch checklist saves your ticks in your browser on your own device, and nothing of that is sent to us. If we add analytics later, we’ll update this page first and ask for your consent where the law requires it.

How long we keep it

We keep your data as long as we need it for the reason you gave it to us, and as long as the law requires us to. You can ask us to delete it at any time.

Your choices

• To stop tips and webinar invites, reply to any of our emails or write to steve@xenoacademy.com.
• To stop text messages, reply STOP.
• To see, correct or delete your data, email us and we’ll take care of it.

Visitors from the EU and UK

If the GDPR applies to you, we process your data because you asked us for something (your plan, checklist, video check or call), because you consented (tips and text messages), or because we have a legitimate interest in keeping the site secure. You have the right to access, correct, delete, restrict or object to the processing of your data, to receive it in a portable format, to withdraw consent at any time, and to complain to your data protection authority. Your data is stored and processed in the United States.

Children

XENO Academy is for adults who rent out property. We don’t knowingly collect data from anyone under 18.

Changes

If we change how we handle your data, we’ll update this page and the date at the top.
